Executive Summary: The City of Port St. Lucie has received a request from DVD Enterprises, LLC, acting as agent for Anthony and Danielle Farinato, Owners, for a variance of 750 square feet to allow a 1,150 square foot accessory carport. Section 158.217(C)(2)(p), Accessory Uses and Structures of the City's Code of Ordinances allows a maximum carport size of 400 square feet for any property greater than 18,500 square feet.

Staff Recommendation: Move that the Board table the variance request to the October 7, 2025, Planning & Zoning Board meeting.

Background: The variance site contains an existing single-family home with an attached 690 square foot 3-car garage. The applicant and owner have stated within the application that the proposed structure is a detached garage and thus it would require a variance to Section 158.217(C)(2)(i) of the City's Code for 910 square feet. However, staff has explained to the customer that the proposed structure is open on three sides and is in fact a carport which is subject to Section 158.217(C)(2)(p), for allowable carport sizes. The applicant did not revise their application so all their responses are written from their perspective that they are talking about a detached garage, which makes it a bit confusing.

Therefore, the applicant has requested to table this item to the October 7, 2025, meeting to allow for additional time to correct the applicant to fully reflect the intended proposed structure.
