Executive Summary: City-initiated text amendment establishing the Planned Industrial Park (PIP) zoning district and updating Sections 158.138, 158.213, 158.217, 155.11, 155.07, 154.03, and 121.02 of the Code to integrate the PIP into zoning, signage, landscape, accessory use, and operational standards consistent with the proposed update to the Comprehensive Plan.

Background: This is a City-initiated text amendment to establish the Planned Industrial Park (PIP) zoning district and update multiple sections of the Land Development Code for consistency, including Sections 158.138, 158.213, 158.217, 155.11, 155.07, 154.03, and 121.02. A concurrent Comprehensive Plan amendment is in process to add PIP as a compatible zoning district for the PIP Future Land Use designation. PUD is currently the only compatible zoning district, requiring case-specific approvals. The PIP district provides a by-right zoning option to implement the PIP designation and support industrial, logistics, technology, and business-park development on sites meeting the minimum 30-acre and 300-foot width standards.
