Executive Summary (General Business): Riverland Associates IV, LLLP, Owners, has requested the proposed preliminary and final plat application to replat the Open Space Tract 1 of Riverland Parcel D Plat 2 to create an emergency access easement within the open space tract. The emergency access route will connect River Creek Street to Riverland Boulevard, providing secondary access to the development pod. The construction plans include the stabilization of the route. 

 

Presentation Information: Staff will be available to answer any questions.

 

Staff Recommendation: Move that the Council approve the preliminary and final plat with construction plans.

 

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and approve the subdivision plat subject to conditions.

2.                     Move that the Council not approve the subdivision plat and provide staff with direction.

 

Background: The Site Plan Review Committee recommended approval of the preliminary and final subdivision plat with construction plans at the November 11, 2024, meeting.

 

Issues/Analysis: The project has been reviewed for compliance with Chapter 160, City Code and the Riverland/Kennedy DRI regarding the provision of adequate public facilities and found to be in compliance.
