Executive Summary (General Business): Pamela Misiano, the applicant, on behalf of Liana Marquis, the property owner, has requested to rezone an approximately 0.23-acre parcel from the Single-Family Residential (RS-2) zoning district to the Service Commercial (CS) zoning district. The property address is 2712 SW Fondura Road. The property has a CS future land use designation. The CS zoning district is compatible with the CS future land use designation.
Presentation Information: Staff will provide a presentation.
Recommendation: Move that the Council approve the rezoning as recommended by the Planning and Zoning Board at their October 7, 2025, meeting.
Alternate Recommendations:
1. Move that the Council deny the request.
Background: On October 7, 2025, the Planning and Zoning Board granted a variance, P25-148, for the subject property to the City of Port St. Lucie lot size requirements for the Service Commercial (CS) zoning district.
Issues/Analysis: The rezoning complies with the direction and intent of the City’s Comprehensive Plan. The Service Commercial (CS) zoning district is compatible with the CS future land use designation per Policy 1.1.4.13. of the Future Land Use Element of the City’s Comprehensive Plan.
