Strategic Plan Link: The City’s Mission to plan for smart and balanced growth.

 

Executive Summary (General Business): The request is to allow a retail convenience store with fuel pumps in the Verano Planned Unit Development (PUD) Zoning District per Exhibit 6 (1) (B) of the PUD document and Section 158.124 (C) (11) of the Zoning Code.  The concept plan includes a one- story 3,109 square foot convenience store with 16 fueling stations.

 

Presentation Information: Staff may provide a presentation.

 

Recommendation:  On October 1, 2019, the Planning and Zoning Board, with a 4-3 vote, recommended approval of this special exception use application with the following condition:  The developer will construct a dedicated U-turn lane, on the westbound side of Crosstown Parkway, just before the traffic light at Crosstown Parkway and Commence Center Drive.

 

Move that the Council adopt the resolution as recommended by the Planning and Zoning Board.

 

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and adopt the resolution.

2.                     Move that the Council not adopt the resolution and provide staff direction.

 

Background: On Tuesday September 24, 2019, the applicant held a neighborhood meeting to discuss the project with the adjacent residential neighborhood. 

 

On October 1, 2019, the Planning and Zoning Board, with a vote of 4 - 3, recommended approval of the special exception use with a condition.

 

The Planning and Zoning Department recommended an additional neighborhood meeting at the Planning and Zoning Board meeting.  The applicant has scheduled a neighborhood meeting for October 23, 2019.
