Executive Summary (General Business): The applicant is requesting a special exception use to allow the use of an enclosed assembly use over 3,000 square feet for recreational facilities, per Section 158.135(C)(5) of the Warehouse Industrial District. The proposed special exception use is proposed to occupy 7,400 square feet of a 11,800 square foot building that is zoned Warehouse Industrial (WI) as enclosed assembly for a sports instruction facility. Section 158.135(C)(5) of the WI Zoning District lists enclosed assembly area over 3,000 square feet for recreational facilities as special exception uses that may be permitted only following the review and specific approval thereof by the City Council.

 

Presentation Information: Staff may provide a brief presentation.

 

Recommendation: Move that the Council review the request and vote to approve, approve with conditions or deny the SEU.   

 

Background: The Planning and Zoning Board recommended approval at their meeting of January 4, 2022.

 

Issues/Analysis: See staff report. The Planning and Zoning Board approved a parking variance for 26 parking spaces at their regular meeting of January 4, 2022.
