Executive Summary (General Business):   This is a request to amend the future land use designations on the subject property from Commercial General (CG) on 10.84 acres and Residential Medium Density (RM) on 7.67 acres to Commercial General (CG)/Residential High Density (RH) on the 18.51 acres. The purpose of this request is to construct up to 277 multifamily dwelling units and 78,408 square feet of retail. 

 

Presentation Information: Staff will provide a short presentation. 

 

Staff Recommendation: Move that the Council approve the ordinance for a large-scale comprehensive plan amendment.

 

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and approve the large-scale comprehensive plan amendment.

2.                     Move that the Council deny the large-scale comprehensive plan amendment and provide staff direction.

 

Background: The Planning and Zoning Board recommended approval of the proposed comprehensive plan amendment at their July 6, 2021 meeting with the following conditions:

 

1.                     Commercial development is limited to 78,408 square feet; and

2.                     Residential development is limited to 277 dwelling units.

 

 

Issues/Analysis: See staff report.  The Florida Department of Economic Opportunity (DEO) and other state and regional agencies reviewed this application.  There were no comments or concerns.

Location of Project: The property is located directly east of Highway US#1 and south of Savannah Club Road.
