Executive Summary (General Business): Through this preliminary plat application, 574 single family residential lots or townhomes are proposed for development over four (4) phases upon the total +/- 158-acre property. Other elements include water management tracts, conservation/open space tracts, private road rights-of-way, street trees, and landscaping.
Presentation Information: Staff may provide a brief presentation.
Staff Recommendation: Move that the Council approve the request with conditions as recommended by the Planning and Zoning Board.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the request with conditions.
2. Move that the Council not approve and provide staff direction.
Background: The Site Plan Review Committee recommended approval of the application with conditions on April 14, 2021. The Planning and Zoning Board recommended approval of the application with conditions on June 15, 2021.

Special Consideration: The proposed preliminary plat and construction plans are subject to multiple conditions. Conditions are imposed by Planning, Legal, St. Lucie Public Schools, and Engineering reviewers. These conditions attached to the resolution and staff presentation for review.
Location of Project: The general geographic location is west of I-95 and south of Midway Road (SR 712).
