Executive Summary: Mattamy Palm Beach, LLC, has submitted an application for conceptual site plan approval for a project known as Tresello.  The subject property is located in the Southern Grove DRI.  Tresello is a proposed subdivision plat of single-family units and townhouse units for a total of 876 units.  The subdivision concept plan depicts one of the Cul-de-Sacs with a length of 1,044 linear feet.  Section 156.098 of the Subdivision Code establishes a maximum length of one thousand (1,000) feet without special permission of the Planning and Zoning Board.  The applicant is requesting the Planning and Zoning Board’s approval of a Cul-de-Sac with a length of 1,044 linear feet.  The Cul-de-Sac that is the subject of this request is located immediately east of a proposed landscape buffer along Community Blvd and below the Phase 2 label as depict on the attached concept plan.  

 

Presentation Information: Staff is available to answer any questions. 

 

Staff Recommendation: Move that the Board approve the request as recommended by the Site Plan Review Committee. 

 

Alternate Recommendations:

1.                     Move that the Board amend the recommendation and approve the request. 

2.                     Move that the Board not approve and provide staff direction. 

 

Background: The Site Plan Review Committee recommended approval of the proposed subdivision concept plan at the July 24, 2024 Site Plan Review Committee meeting. 

 

Issues/Analysis: The applicant has provided an email from the Fire District.  There were no comments about the length of the Cul-de-Sac.
