Executive Summary: The applicant, Brad Currie with Engineering Design & Construction, is requesting to rezone 17.24 acres from the General Use (GU) and Utility (U) Zoning Districts to the Single-Family Residential (RS-2) Zoning District.

 

Presentation Information: Staff will provide a presentation.

 

Staff Recommendation: Move that the Board recommend approval of the rezoning.

 

Alternate Recommendation:  Move that the Board recommend denial.

 

Issues/Analysis: The Single-Family Residential (RS-2) Zoning District would be compatible with the proposed/concurrent Low Density Residential (RL) future land designation per Policy P.1.1.4.13 of the Future Land Use Element of the Comprehensive Plan.

 

Background: The Planning and Zoning Board requested that the applicant hold a neighborhood meeting at their December 3, 2024 meeting and voted to table the application to a date certain of January 7, 2025 to allow time for the meeting to be held. The applicant held a neighborhood meeting on December 12, 2024 and discussed key topics such as the project’s location, scope and size, zoning, land use, traffic impacts, and environmental concerns, and related issues. 

 

Special Consideration: There is a concurrent application (P24-150) for a future land use designation change from Open Space Conservation (OSC)/Open Space Recreation (OSR) and Utility (U) to Low Density Residential (RL).
