Location: The subject property is located on Becker Road directly south of the intersection of SW Village Parkway and SW Becker Road.

This is a request to grant a variance of ten (10) feet to the ten (10) foot wide perimeter landscape buffer required by Section 154.03(C)(1)(a) of the Landscaping and Land Clearing Code due to the conflict with existing drainage facilities along the property’s western boundary line.

Executive Summary: America Walks is an approved multi-family project that is currently under construction in the Southern Grove area of Tradition. The west 68 feet of the property is encumbered by a drainage easement that includes a drainage ditch and access driveway that runs along the western side of the drainage ditch. The approved landscape plan depicts the western perimeter landscape buffer on the west side of the drainage ditch. In preparation for planting the buffer, it was discovered that there was not sufficient on the west side of the drainage for a 10-foot landscape buffer and the access driveway. The easement is dedicated to the Southern Grove CDD No. 1. The CDD utilizes the access road to maintain the drainage ditch. Due to these circumstances, America Walks is requesting a variance of ten (10) feet to the requirement for a minimum ten- foot- wide perimeter landscape buffer along the inside of the property’s western boundary line.

Staff Recommendation: Move that the Board review the variance application and vote to approve, approve with conditions, or deny the variance request.
Background: America Walks is an age restricted residential rental community comprised of 410 residential units. A rezoning, subdivision plat, and a site plan were approved for the project in April 2020. The project has been under construction since 2021.

Special Consideration: In lieu of providing the western landscape buffer, America Walks will relocate the required trees to other areas of the project site and work with the CDD to provide some beautification plantings along the east bank of the drainage ditch as shown on the attached landscape plan.
