Executive Summary (General Business): The owner, Riverland Development Company, LLC, has applied for a major site plan amendment approval for the project known as Riverland Arts & Culture Center. The proposed major site plan amendment is for the development of phase two of this site which will provide an additional 15,045 square foot art and cultural amenity building within the Riverland/Kennedy - Parcel A - Valencia Cay Master Planned Unit Development (MPUD).
Presentation Information: Staff will provide a presentation if requested.
Staff Recommendation: Move that the Council approve the major site plan amendment.

1. Move that the Council amend the recommendation and approve the major site plan amendment.
2. Move that the Council not approve the major site plan amendment.
Background: The Site Plan Review Committee recommended approval of the major site plan amendment at the April 7, 2026, meeting.
Issues/Analysis: Per the Riverland/Kennedy - Parcel A - Valencia Cay MPUD, the art and culture amenity center is a permitted use with the project location. The proposed site plan amendment provides ample parking, landscaping and other architectural elements as set forth within the MPUD.
Financial Information: N/A
Special Consideration: The Riverland Arts & Cultural Center was first approved at the June 8, 2020, City Council meeting. Since this approval, the required right-of-way and other infrastructure improvements have been constructed for SW Community Boulevard.
Location of Project: The property is generally located on the east side of SW Community Boulevard, south of SW Discovery Way.
