Executive Summary (General Business): Mattamy Palm Beach, LLC, has applied for preliminary and final subdivision plat approval for a project known as Tradition SG-10. Tradition SG-10 is a replat of Parcel 27D, Southern Grove Plat No. 13. Parcel 27D is a 45.689 acre tract. Approximately 30.864 acres is owned by Mattamy Palm Beach, LLC, and 14.825 acres is owned by the City of Port St. Lucie. The replat will create three tracts for future development and a city park parcel. The 14.825 acres was deeded to the City of Port St. Lucie by the Tradition Land Company, LLC, as a future park site (Southern Grove Park No. 2) in accordance with the Southern Grove DRI.

Staff Recommendation: Move that the Council approve the resolution for the preliminary and final plat as recommended by the Site Plan Review Committee.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the resolution.
2. Move that the Council not approve the resolution and provide staff direction.
Background: The Site Plan Review Committee recommended approval of the proposed preliminary and final subdivision plat at the July 13, 2022 Site Plan Review Committee meeting.
Issues/Analysis: The 30.864 acres owned by Mattamy Palm Beach, LLC, is the subject of an application to rezone the property to MPUD (P22-095). The property is also associated with two site plan applications. Project P22-121 is an application for site plan approval for Farrell Storage. Project P22-136 is an application for site plan approval for a multi-family project known as Eden at Tradition. Both projects are scheduled for the December 12, 2022 City Council meeting.
