Executive Summary (General Business): City-initiated text amendment establishing the Planned Industrial Park (PIP) zoning district and updating Sections 158.138, 158.217, 155.11, 155.07, 154.03, and 121.02 of the Code to integrate the PIP into zoning, signage, landscape, accessory use, and operational standards consistent with the concurrent update to the Comprehensive Plan.

 

Presentation Information: Staff will provide a presentation.

 

Staff Recommendation: Move that the Council adopt the text amendment, as recommended by the Planning and Zoning Board. 

 

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and adopt the text amendment.

2.                     Move that the Council deny the text amendment and provide staff with direction.

 

Background: The Planning and Zoning Board recommended approval at the July 7, 2026, Planning and Zoning Board meeting. 

 

This is a City-initiated text amendment to establish the Planned Industrial Park (PIP) zoning district and update multiple sections of the Land Development Code for consistency, including Sections 158.138, 158.217, 155.11, 155.07, 154.03, and 121.02. PUD is currently the only compatible zoning district, requiring case-specific approvals. The PIP zoning district provides a by-right zoning option to implement the PIP land use designation and support industrial, logistics, manufacturing, and business-park development on sites meeting the minimum 30-acre and 300-foot width standards.
