This is a request for a small-scale future land use map amendment to change the future land use designation of approximately 0.23-acres from Low Density (RL) to Institutional (I).

Executive Summary: This is a City initiated small- scale future land use map amendment to amend the Future Land Use on 0.23 acres, more or less, of City owned land from the future land use designation of Low Density Residential (RL) to the future land use designation of Institutional (I).  The subject property consists of one parcel on the south side of SW Thanksgiving Avenue, west of SW Airoso Boulevard and north of SW Port St. Lucie Boulevard.

Staff Recommendation: Move that the Board recommend approval of the future land use map amendment.

 

Alternate Recommendations:

1.                     Move that the Board recommend approval with conditions.

2.                     Move that the Board recommend denial.

 

Background: The City, through master plan and future service needs, acquires parcels in key locations when they become available to support long-term facility planning. This action does not mean that any construction, expansion, or redevelopment is planned. Strategically acquiring these parcels has several advantages. The parcels may create additional buffering between City operations and adjacent neighborhoods. It creates uniform zoning arrangements that support a more cohesive site. Also, the removal of developable residential lots can also reduce potential density.

 

Issues/Analysis: This request supports the Comprehensive Plan Policy 1.1.4.4 of the Future Land Use Element which states the City shall provide the Institutional (I) Future Land Use Designation intended to accommodate both public and private institutional sites such as school, hospitals, and government buildings.  There are currently no plans to develop the property.
