Executive Summary (General Business): The owner, BDG Port St. Lucie, LLC, has applied for site plan amendment approval for a project known as Dave and Busters. The proposal is to make minor adjustments to the proposed building footprint and architectural elevations associated with Building Pad C of the Gatlin Plaza PUD to construct a commercial restaurant totaling 25,000 square feet. The site is composed of existing parking for the site and the overall PUD, with a vacant area of land with allocated square footage for future development within the PUD located on the south end of Brisica Street within the Gatlin Plaza PUD. The owner has agreed to grant an easement to the City through the property they own to the east of the Gatlin Plaza PUD or deed the land to the City for the Peacock Trail.

 

Presentation Information: Staff may provide a brief presentation.

 

Staff Recommendation: Move that the Council approve the site plan amendment as recommended by the Site Plan Review Committee. Staff recommends the following condition: Prior to the issuance of a Certificate of Occupancy, the property owner shall grant an easement to the City through the property they own to the east of the Gatlin Plaza PUD property or deed the property to the City for the Peacock Trail.

 

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and approve the site plan amendment with conditions.

2.                     Move that the Council not approve the site plan amendment.

 

Background: The Site Plan Review Committee recommended approval of the site plan amendment on March 8, 2023.
