Executive Summary (General Business): Adams Homes of NW Florida (owner), is requesting the rezoning of a 0.46-acre (20,000 square feet) property, from Residential Single Family (RS-1) to Residential Single Family (RS-2). The property addresses are 2136 and 2142 SW Madruga Street.
Presentation Information: Staff may provide a presentation.
Staff Recommendation: Move that the Council deny the rezoning application as recommended by the Planning and Zoning Board.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the rezoning application.
Background: The Planning and Zoning Board unanimously recommended denial of the rezoning at their May 2, 2023 meeting.
Issues/Analysis: The applicant has split the 20,000 square foot lot into two 10,000 square foot lots, in violation of the City’s Subdivision Regulations, by recording separate deeds. The minimum lot size in the RS-1 zoning district is 15,000 square feet. Objective 1.1.4 of the Comprehensive Plan addresses desired community character. RS-2 Zoning would not be consistent with the desired community character since the adjacent lots to the side and rear are zoned RS-1 with lots that are 20,000 square feet in size.
