Executive Summary (General Business): The applicant is requesting approval of a site plan to create a 14,320 square-foot clubhouse. The Major Site Plan is proposed to include 8 pickleball courts; a tennis court, 14,320 square foot clubhouse; restroom, and office space. The property is proposed to include a pool, spa, shade canopy, deck seating, event lawn with stage, and additional golf cart and standard parking.

Staff Recommendation: Move that the Council approve the major site plan as recommended by the Site Plan Review Committee.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the site plan
2. Move that the Council not approve the site plan and provide staff with direction.
Background: The Site Plan Review Committee recommended approval of the site plan amendment at their meeting of January 14, 2026.
Issues/Analysis: The project has been reviewed for compliance with the requirements of the Verano Pod H PUD, Chapter 158 Zoning Code and the Verano DRI and Chapter 160, City Code, regarding provision of adequate public facilities and found to be compliant.
