Executive Summary: The applicant Edward McDonald of Thomas Engineering Group has submitted a request on behalf of the property owners to rezone lots 5 through 10 to the Limited Mixed Density (LMD) Zoning District. The parcels have a Residential/Office (ROI) future land use designation and are within Conversion Area 2. The owner of lot 5, Sharon Etoria, the owner of lot 6, the John Mohamed Ghanie and Joan Davis-Ghanie Living Trust, and the owner of lots 7 through 10, the Haredo Realty Advisors, Inc., have entered into a recorded unified control agreement to rezone and develop all six parcels as one project.

 

Presentation Information: Staff will provide a presentation.

 

Staff Recommendation: Move that the Board review the rezoning request and vote to recommend approval, approval with conditions, or denial to the City Council.

Issues/Analysis: The rezoning request complies with the direction and intent of the City’s Comprehensive Plan and Conversion Manual. The LMD Zoning District is compatible with the ROI future land use classification per Policy 1.1.4.13 of the Future Land Use Element.

                     

Special Consideration: The LMD concept plan does not comply with the building setback and landscaping requirements as stated in the City’s Code of Ordinances. A concurrent variance application (P26-036) to these requirements was submitted with the rezoning application.
