Executive Summary (General Business): The applicant is requesting approval of a preliminary subdivision plat with construction plans for a project known as Emry for a total of 131 Single-Family dwelling units.

 

Presentation Information: Staff may provide a brief presentation.

 

Staff Recommendation: Move that the Council adopt the resolution as recommended by the Site Plan Review Committee.

 

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and adopt the resolution.

2.                     Move that the Council not adopt the resolution and provide staff direction.

 

Background: The Site Plan Review Committee recommended approval of the proposed preliminary subdivision plat with construction plans at their meeting on November 4, 2020.

 

Issues/Analysis: Mattamy Palm Beach, LLC, has applied for preliminary subdivision plat approval for a project known as Emry.  Emry is proposed as a gated residential subdivision consisting of 131 single-family lots.  The subject property is located within the Western Grove Development of Regional Impact (DRI).  The subdivision plat includes construction of a portion of the city-owned right-of-way known as Fernlake Drive from Tradition Parkway to the boundary line with the Preserve at Tradition.  In addition, the plat creates an internal right-of-way tract, two water management tracts, and 17 open space tracts.

Location of Project: The project is located north and east of the Tradition Parkway right-of-way and southwest of the Fernlake Drive right-of -way.
