Executive Summary (General Business): This application seeks approval of the Fourth Amendment to the Verano South Pod G PUD to update commercial uses to match the General Commercial (CG) zoning district for the 8.03-acre parcel located at the northwest corner of Verano Parkway and Crosstown Parkway. The amendment revises the Site Information Chart, permitted and special exception uses, and development standards to be consistent with CG zoning district.

 

Presentation Information: Staff will provide a presentation.

 

Staff Recommendation: Move that the Council approve the proposed PUD amendment as recommended by the Planning and Zoning Board.

 

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and approve the PUD amendment.

2.                     Move that the Council deny the PUD amendment and provide staff direction.

 

Background: On August 4, 2026, the Planning and Zoning Board unanimously recommended approval.

 

The Site Plan Review Committee recommended approval of the proposed PUD amendment on January 28, 2026. 

 

On April 13, 2026, through Ordinance 26-27, the City Council approved a Future Land Use Map amendment for approximately 8.03 acres, changing the designation from Residential Golf Course (RGC) to General Commercial (CG). The amendment was intended to support a broader range of commercial uses, including those of greater intensity.

 

Issues/Analysis: The applicant requests the Fourth Amendment to the Verano South POD G PUD for an 8.03-acre portion of POD G to align the zoning regulations with the General Commercial (CG) Future Land Use designation. Key changes include updating the Site Information Chart, development standards and revising the list of permitted and special exception uses to match the CG zoning district. This amendment does not expand the approved entitlements for the overall DRI or POD G.  

 

The proposed PUD regulation document is attached as Exhibit “A”.
