Strategic Plan Link: The City’s Mission to plan for smart and balanced growth.

Executive Summary (General Business): The applicant has requested to be exempt from the requirement of an architectural wall as per Section 154.03 (C) of the City of Port St. Lucie Landscape and Land Clearing Code.

Presentation Information: Staff may provide a presentation.

Staff Recommendation: Move that the Council approve the resolution.

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and approve the resolution.

2.                     Move that the Council not approve the resolution and provide staff direction.

Background: The property was granted a landscape modification to substitute a landscaped buffer for an architectural wall along the southeast property line abutting the Medium Density Residential (RM) land use by City Council on November 26, 2012. The other side property lines also abut RM land use and Open Space Conservation (OSE) land use and are required to include a landscape buffer and architectural wall. These property lines were not included in the 2012 application.

The applicant has submitted a site plan amendment requiring a review of the site and its current requirements. During this review it was discovered that the modification should have been inclusive of all side and rear property lines.

Issues/Analysis: See attached staff report.
