Executive Summary (General Business): ACR Acquisition, LLC, owner, has applied to rezone approximately 357.75 acres of vacant land that is currently located within the Wilson Grove DRI and is generally located on the north side of SW Becker Road, between SW Sundance Vista Boulevard and Rangeline Road. The request is to rezone the 357.75 acres from the zoning designation of St. Lucie County Agricultural 5 to the zoning designation of City of Port St. Lucie Master Planned Unit Development (MPUD). The property is located within the Wilson Grove DRI and within a Residential sub-district as depicted on Map H of the Wilson Grove DRI and Figure 1-6 of the City of Port St. Lucie Comprehensive Plan. These entitlements were granted in year 2006, this rezoning change does not increase the number of residential units.

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Council approve the MPUD rezoning.

Alternate Recommendations:

1.                     Move that the Council amend the recommendation and approve the MPUD rezoning with conditions.

2.                     Move that the Council not approve the MPUD rezoning and provide staff with direction.

Background: On October 6, 2026, the Planning & Zoning Board unanimously voted to recommended approval of the proposed MPUD document and conceptual plan.

Issues/Analysis: The Wilson Grove Parcel “B” MPUD falls within the size requirements for a Residential sub-district. Per Policy 1.2.2.2 and 1.2.2.3, Residential Area are to function as residential neighborhoods with mixtures of compatible uses for a central public focal point such as parks, public facilities and community centers. The proposed MPUD lists residential uses and other compatible uses such as parks, lakes, community club houses and recreational facilities, both indoor and outdoor.
