Executive Summary (General Business): Abraham Chabab, P.E., acting on behalf of Azzi Plus, LLC, is requesting an extension to the approved site plan for Las Palmas Town Homes (P17-242). The site plan was approved on June 25, 2018 and is set to expire on June 25, 2021.
Presentation Information: Staff may provide a short presentation.
Staff Recommendation: Move that the Council approve the request for an extension as set forth in Section 158.245 of the Zoning Code.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the extension request.
2. Move that the Council not approve and provide staff direction.
Background: On June 25, 2018, the City Council approved Minor Site Plan for Las Palmas Town Homes (P17-242). The project allows for the construction of 11 town homes.
Issues/Analysis: As set forth in Section 158.245 of the Zoning Code, an applicant may request an extension to an approved site plan by filing the request in writing to the Zoning Administrator prior to the expiration date of the approved site plan. The request is acted upon by the City Council. The extension is for a period of two years. A extension request letter was formally submitted to the Planning and Zoning Department on February 4, 2021.
