Strategic Plan Link: The City's Goal of a diverse local economy and employment opportunities.

Executive Summary (General Business): The Port St. Lucie Governmental Finance Corporation, the City of Port St. Lucie, and Mattamy Palm Beach, LLC, have applied to amend the Tradition Commerce Park North MPUD and concept plan. The Tradition Commerce Park North MPUD is generally located on the east side of SW Village Parkway and between SW Discovery Way and Marshall Parkway. This application revises the Tradition Commerce Park North MPUD and concept plan to remove approximately 226 acres of vacant land (the southern 1/3) from the Tradition Commerce Park North MPUD. The proposed amendment revises the development standards, development entitlements, the project's legal description, maps, and MPUD concept plan as well as other miscellaneous changes. The intent is to rezone acreage being removed from the MPUD to a separate MPUD to be known as the Destination at Tradition MPUD (P24-099).

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Council approve the MPUD as recommended by the Planning and Zoning Board.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the MPUD.
2. Move that the Council not approve the MPUD and provide staff direction.

Background: The Planning and Zoning Board recommended approval of the proposed MPUD amendment at the September 5, 2024, Planning and Zoning Board meeting.
