Executive Summary (General Business): The proposed major site plan is for the development of two (2) buildings totaling 28,600 square feet. The proposed project will have ingress/egress from Commerce Center Drive. The use will consist of a one- story daycare facility of 10,000 square feet and an 18,600 square foot two (2) story building with office and/or retail uses.
Presentation Information: Staff may provide a presentation.
Staff Recommendation: Move that the Council approve the major site plan as recommended by the Site Plan Review Committee.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the major site plan.
2. Move that the Council deny the major site plan and provide direction.
Background: The Site Plan Review Committee recommended approval of the proposed major site plan at their meeting of March 27, 2024.
Issues/Analysis: The project has been reviewed for compliance with the requirements of the City’s Land Development Regulations and the Verano DRI development order.

Location of Project: The property is generally located east side of Commerce Center Drive and the northwest corner of the I-95 and Crosstown Parkway.
