This is a request to grant a variance to the Citywide Design Standards manual requirement of screening roof equipment for a proposed distribution and fulfillment center building.

Executive Summary: The applicant is requesting a variance of 7.3 feet to allow a 5-foot parapet wall on the west and east elevations of a proposed distribution building. The Citywide Design Standards manual requires that equipment on the roof not be visible from an elevation that is horizontal to the location of the roof equipment. Some of the A/C units being placed on the roof of the proposed building are approximately nine feet in height. Since the roof curb is slightly sloped down at those elevations, it would require a 12.3 foot parapet wall to meet the code’s intent for full screening from the vantage point if you were standing on the roof and looking at the A/C units.

Staff Recommendation: Move that the Board review the variance application and vote to approve, approve with conditions, or deny the variance request.
