Executive Summary (General Business): Section 158.244 of the Port St. Lucie, Code of Ordinances, states that a site plan shall terminate three (3) years from approval by the City Council. The Las Palmas Town Homes site plan (P17-242) was approved by the City Council on June 25, 2018, with an expiration date of June 25, 2021. The City Council previously granted a two (2) year extension to June 25, 2023. Each extension is limited to a maximum period of two (2) years and shall not exceed four (4) years in total. The applicant is requesting an additional two (2) year extension, which would allow the approved Las Palmas Town Homes site plan to remain valid by granting a new expiration date of June 25, 2025. This expiration date will be the second and final site plan extension the City Council may grant per Section 158.245.

Staff Recommendation: Move that the Council approve a two (2) year extension to the expiration date of the site plan to June 25, 2025.

1. Move that the Council amend the recommendation and approve an amended extension.
2. Move that the Council deny the requested site plan extension.
Background: On June 25, 2018, the City Council approved the Minor Site Plan for Las Palmas Town Homes (P17-242). The project allows for the construction of 11 town homes. At the April 12, 2021, City Council meeting, the City Council approved the request for a two (2) year extension, granting a new termination date of June 25, 2023.
