Executive Summary: Mattamy Palm Beach, LLC, has submitted an application for conceptual site plan approval for a project known as Tresello. The subject property is located in the Southern Grove DRI. Tresello is a proposed subdivision plat of single-family units and townhouse units for a total of 876 units. The subdivision concept plan depicts one of the Cul-de-Sacs with a length of 1,044 linear feet. Section 156.098 of the Subdivision Code establishes a maximum length of one thousand (1,000) feet without special permission of the Planning and Zoning Board. The applicant is requesting the Planning and Zoning Board's approval of a Cul-de-Sac with a length of 1,044 linear feet. The Cul-de-Sac that is the subject of this request is located immediately east of a proposed landscape buffer along Community Blvd and below the Phase 2 label as depict on the attached concept plan.
