Executive Summary (General Business): This is an application for minor subdivision plat approval to subdivide an approximate 15.57- acre parcel that is located in the northwest quadrant of SW Marshall Parkway and SW Village Parkway into two (2) parcels. Parcel A will be approximately 13.789 acres in size and Parcel B will be approximately 1.784 acres in size. There is an associated application for site plan approval for a 10,000 square foot retail/pharmacy store to be located on Parcel B. The site plan will move forward to City Council once the subdivision plat is approved and recorded to create the two (2) tracts.

Presentation Information: N/A

Staff Recommendation: Move that the Council approve the preliminary and final subdivision plat as recommended by the Site Plan Review Committee.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the subdivision plat.
2. Move that the Council not approve the plat and provide staff direction.

Background: The Site Plan Review Committee recommended approval of the subdivision plat at their meeting of January 10, 2024.

Issues/Analysis: The subject property is located within the Southern Grove 11 MPUD. The SG 11 MPUD concept plan depicts the access management plan for entire MPUD in accordance with the City's access management standards. It provides for two (2) limited access driveways on SW Village Parkway, one (1) limited access driveway on Marshall Parkway, and one (1) full access driveway further west on Marshall Parkway where it aligns with the secondary driveway access at Del Webb.
