Executive Summary: This is a request from PSL Town Place Partners, LLC to create a Master Sign Program for Town Place. The proposed sign program provides comprehensive regulations for all commercial and residential fa?ade and monument signs within the Town Place development.

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Board recommend approval of the master sign program as recommended by the Site Plan Review Committee.

Alternate Recommendations:
1. Move that the Board amend the recommendation and recommend approval.
2. Move that the Board recommend denial and provide an explanation.

Background: Town Place consists of approximately 18.51 acres mixed-use development located on the southeast corner of US Highway 1 and Savanna Club Boulevard.
This project was tabled at the Planning and Zoning Meeting of December 2, 2025, at the request of the applicant, so that the applicant could include the two proposed US Highway One Entry Feature Signs to the document.

Issues/Analysis: This sign program (Exhibit "A") provides sign regulations for the retail establishments along US 1.
