Executive Summary: This application seeks approval of the Fourth Amendment to the Verano South Pod?G PUD to update commercial uses to match the General Commercial (CG) zoning district for the 8.03-acre parcel located at the northwest corner of Verano Parkway and Crosstown Parkway. The amendment revises the Site Information Chart, permitted and special exception uses, and development standards, including signage and drive-through provisions.

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Board recommend approval of the PUD amendment to the City Council.

Alternate Recommendations:
1. Move that the Board amend the recommendation and recommend approval.
2. Move that the Board recommend denial.

Background: The Site Plan Review Committee recommended approval of the proposed PUD amendment on January 28, 2026.

On April 13, 2026, through Ordinance 26-27, the City Council approved a Future Land Use Map amendment for approximately 8.03 acres, changing the designation from Residential Golf Course (RGC) to General Commercial (CG). The amendment was intended to support a broader range of commercial uses, including those of greater intensity.
