This is a request to grant a variance of 13 feet from the rear yard setback requirement to allow for an addition to an existing single-family residence.

Executive Summary: The applicant is requesting a variance of 13 feet to allow a 12-foot setback where a 25 foot setback from the rear property line is required in order to enable the construction of an addition to the existing home.  Section 158.073(H)(3) of the City’s Zoning Code requires a 25-foot setback from the rear property line for principal structures within Single-Family Residential (RS-2) Zoning District.

Staff Recommendation: Move that the Board review the variance application and vote to approve, approve with conditions, or deny the variance request.
