Executive Summary (General Business): The Port St. Lucie Governmental Finance Corporation (GFC) has submitted an application for site plan approval for a proposed 220,822 square foot warehouse delivery and distribution facility with associated onsite and offsite improvements. The proposed building will include 203,065 square feet of warehouse space, 17,757 square feet of ancillary office space, fleet vehicle loading docks, truck loading docks, and employee and fleet vehicle parking. The GFC and the City Attorney's Office are working on a purchase and sale agreement with JDN Enterprises, LLC (Sansone Group).

Presentation Information: Staff may provide a short presentation.

Staff Recommendation: Move that the Council approve the site plan as recommended by the Site Plan Review Committee.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the site plan.
2. Move that the Council not approve the site plan and provide staff direction.

Background: The Site Plan Review Committee recommended approval of the application at the April 14, 2021 Site Plan Review Committee meeting.

Issues/Analysis: There is an associated preliminary and final subdivision plat with construction plans for Southern Grove Plat No. 35 that creates five tracts for future development and two right-of-way tracts. Project Senior will be located on a ? 52.2 acre tract known as Lot 5. Subdivision infrastructure improvements include construction of Paar Drive east of SW Village Parkway to SW Anthony F. Sansone SR Boulevard and construction of the extension of SW Anthony F. Sansone SR Boulevard north to Paar Drive to provide access to the parcel and distribution facility. The c...
