Executive Summary (General Business): The proposed project consists of two 22,835-square-foot warehouse buildings, providing a combined 37,854 square feet of warehouse space and 7,816 square feet of ancillary office space, along with one 23,220-square-foot office building, for a total of 68,890 square feet of development. Access to the site is provided via two driveways along Tom Mackie Boulevard. A future driveway connection is also depicted along the south side of the property and will be constructed within the existing 50-foot access and utility easement once the driveway is extended on the adjacent parcel.
The subject property is a vacant 5.86- acre property on Tom Mackie Boulevard. This application is a complete redesign of the site plan that was previously approved by the City Council on December 11, 2023, for a 62,750-square-foot warehouse building with ancillary office space.

Staff Recommendation: Move that the Council approve the major site plan amendment as recommended by the Site Plan Review Committee.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the site plan.
2. Move that the Council not approve and provide staff direction.
Background: The site plan was recommended for approval by the Site plan Review Committee on November 12, 2025.
