This is a request for a Special Exception Use to allow a 1,146 square foot of a car wash use in the General Commercial (CG) Zoning District as per Section 158.124(C)(5) of the Zoning Code.

Executive Summary: The City of Port St. Lucie has received a request from Apec Gas, applicant, for a Special Exception Use to allow a 1,146 square foot car wash within the General Commercial (CG) Zoning District, pursuant to Section 158.124(C)(5) of the Zoning Code. The Zoning Code provides that a car wash (full or self-service) may be permitted only following review and specific approval by the City Council. The subject property is currently developed and operated as a retail convenience store with fuel service station with an 867 square foot vacant building that was previously used as a car wash. The car wash was originally approved in 1991. At that time, car washes were a permitted use in the CG zoning district. The code was subsequently amended to require that car washes obtain Special Exception Use approval. Since the car wash ceased operation for more than a period of six (6) months, an SEU must be approved to allow the use. The building is proposed to be expanded to 1,145 square feet to accommodate additional mechanical equipment necessary to support updated car wash operations.
