Executive Summary (General Business): The request is for the rezoning of the approximate 0.46-acre property from Single-Family Residential (RS-2) to Service Commercial (CS). The applicant is requesting this change so that the zoning designation will be compatible with the Future Land Use classification of Service Commercial (CS).
Presentation Information: A Presentation will be provided by staff.
Staff Recommendation: Move that the Council approve the rezoning as recommended by the Planning & Zoning Board.
Alternate Recommendations:
1. Move that the Council deny the request and provide staff direction.
Background: The City Council approved a variance by Resolution 24-R21 on March 25, 2024 (P23-239). The variance was to the City of Port St. Lucie Land Use Conversion Manual requirements that does not allow isolation of lots. The approval of the variance allows the rezoning of these two (2) lots, which results in the isolation of the lot to the north (Lot 20).
The purpose of this request is to rezone the parcel to allow a vehicle repair and maintenance facility. The Planning and Zoning Board recommended approval at their June 4, 2024, meeting.
