Executive Summary (General Business): The City requests rezoning of two (2) parcels totaling 150.37 acres from the Utility (U) Zoning District and the St. Lucie County Agricultural-5 (AG-5) Zoning District to the Planned Industrial Park (PIP) Zoning District to be consistent with and implement the PIP Future Land Use designation and allow future business and industrial uses.

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Council approve the proposed rezoning as recommended by the Planning and Zoning Board.

Alternate Recommendation:
1. Move that the Council deny the rezoning and provide staff direction.

Background: On October 6, 2026, the Planning and Zoning Board voted to recommend approval of the rezoning to the City Council.

The PIP land use category was adopted in 2012. As part of the 2050 Comprehensive Plan update and EAR the land use on this City owned property was changed from IN to PIP. Establishing the PIP zoning district on this site will make the zoning consistent with the future land use and provide clear guidelines for the future development of this property.
