Location: The property is located at the NW Corner of St. James Drive and NW Pine Trace Avenue.
Legal Description: A portion of the Pine Trace PUD Plat (PB 49, PG 5), the Pine Trace Phase II Plat, and all of the Pine Trace Second and Third Replats.
This is a request for the 4th Amendment to the Pine Trace Planned Unit Development (PUD) to include retail and personal service uses as allowed uses for Parcel A of the PUD.

Executive Summary: The City has received an application from Sidlyd Investments, LLC, on behalf of the property owner, Coast to Coast Investment Properties, LLC, for the 4th Amendment to the Pine Trace PUD. The Pine Trace PUD is comprised of 39.92 acres of mostly developed land. Coast to Coast Investment properties, LLC, is the owner of Parcel A. Parcel A is a 2.21-acre vacant commercial parcel. The proposed PUD amendment revises the development plan for Parcel A.
Presentation Information: Staff will provide a presentation.
Staff Recommendation: Move that the Board recommend approval of the proposed amendment to City Council.

1. Move that the Board amend the recommendation and recommend approval
2. Move that the Board not recommend approval
Background: The Site Plan Review Committee recommended approval of the PUD amendment at the January 8th, 2025 meeting.
Issues/Analysis: The Pine Trace PUD is approximately 36.71-acres in size and includes 132 single-family residential lots that were constructed by KB Homes. The residential component is built out with a homeowner's association. The PUD also includes a one (1) acre utility site and the 2.21-acre vacant Parcel A.
