Executive Summary (General Business): The owner, Riverland Associates V, LLLP, has applied for major site plan approval for a project known as Riverland-Parcel E – Patio Homes. The proposed major site plan is for the development of 160 townhome units within the Riverland DRI (Development of Regional Impact) area and within the Riverland Parcel E Master Planned Unit Development (MPUD). The proposed townhome units are a permitted use within the MPUD. The project will include thirty-one (31) total townhome buildings divided into four-, five-, and six-unit buildings.

Staff Recommendation: Move that the Council approve the major site plan as recommended by the Site Plan Review Committee.
Alternate Recommendations:
Move that the Council amend the recommendation and approve the major site plan.
Move that the Council not approve the major site plan and provide staff with direction.
Background: The Site Plan Review Committee recommended approval of the major site plan at their June 24, 2026, meeting.
Issues/Analysis: Per the Riverland Parcel E MPUD, residential townhomes are a permitted use within the project location. The proposed site plan provides landscaping, parking, and other architectural elements as set forth within the Riverland Parcel E MPUD.
Financial Information: N/A
Special Consideration: The subject property is identified as Plat Four of Riverland Parcel E. The plat was approved on May 20, 2026, and the required right-of-way and other infrastructure improvements are currently under construction.
Location of Project: The property is generally located west of SW Sundance Vista Boulevard, south of SW Paradise Tree Road.
