Executive Summary (General Business): The applicant is requesting approval of a small-scale Future Land Use Map amendment for approximately 0.24-acres from General Commercial (CG) to Service Commercial (CS).
Presentation Information: Staff will provide a presentation.
Staff Recommendation: Move that the Council adopt the amendment as recommended by the Planning and Zoning Board.
Alternate Recommendations:
1. Move that the Council amend the recommendation and adopt the amendment.
2. Move that the Council not approve the amendment and provide staff direction.
Background:
* The City Council approved a variance by resolution on July 24, 2023 (P23-176). The variance was to the City of Port St. Lucie Land Use Conversion Manual requirements for Conversion Area 23, for lot size and frontage requirements to allow the rezoning of one lot by Resolution 23-R74.
* This application was tabled at the November 6, 2024, meeting to the December 3, 2024 meeting. On December 3, 2024, the Planning and Zoning Board recommended approval of the future land use map amendment.
* The applicant has submitted for the rezoning (P24-050), and a site plan (P24-051) application is under review. The rezoning application will be heard concurrently with the small-scale Future Land Use Map amendment. ...
