Executive Summary (General Business): This is a request from Michael Houston of HJA Design Studio, LLC as agent on behalf of Owner, PSL Townplace Partners, LLC, to rezone the exiting PUD (Planned Unit Development) of approximately 18.51 acres of property, known as Town Place. The Future Land Use remains Commercial General/Residential High Density. The proposed amendment includes a PUD development agreement and concept plan proposing a horizontal mixed-use project with 14-acre portion of the site dedicated to a maximum of 264 multi-family units and a 4.51-acre portion dedicated for commercial development.

Presentation Information: Staff may make a brief presentation.

Staff Recommendation: Move that the Council approve the rezoning of the existing Planned Unit Development, known as Town Place PUD as recommended by the Planning and Zoning Board.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the rezoning request.
2. Move that the Council deny the rezoning and provide staff direction.

Background: The Town Place PUD was previously approved and a new MPUD Document will be considered via this rezoning request. Please see staff report for a more detailed background.

On August 2, 2022, the Planning and Zoning Board recommended approval of the rezoning request.
