Executive Summary: The City requests rezoning of two (2) parcels totaling 150.37 acres from the Utility (U) Zoning District and the St. Lucie County Agricultural-5 (AG-5) Zoning District to the Planned Industrial Park (PIP) Zoning District to implement the PIP Future Land Use designation and allow future business and industrial uses.

Staff Recommendation: Move that the Board recommend approval of the rezoning.

Alternate Recommendations:
Move that the Board amend the recommendation and recommend approval of the rezoning.
Move that the Board recommend denial of the rezoning and provide staff with direction.

Background: The PIP land use category was adopted in 2012 but has not been applied to any land in the City. The PIP land use contemplated PUD zoning however the City has now advanced a Planned Industrial Park (PIP) text amendment as a second implementing zoning district available for the PIP land use district.
