Executive Summary (General Business): The applicant is requesting approval of a preliminary subdivision plat with construction plans for 342 single-family residential lots for Seville Phase 6B located in the Western Grove Development of Regional Impact (DRI) and Master Planned Unit Development (MPUD).

Presentation Information: N/A.

Staff Recommendation: Move that the Council approve the Preliminary Plat and Construction Plans as recommended by the Site Plan Review Committee.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the Preliminary Plat and Construction Plans.
2. Move that the Council does not approve and provide staff direction.

Background: The Site Plan Review Committee recommended approval of the preliminary subdivision plat with construction plans on July 27, 2022. As specified in the development order for the Western Grove DRI, Mattamy Palm Beach, LLC is responsible for constructing Tradition Parkway. This plat includes the right-of-way tract and construction plans for the offsite improvements to extend Tradition Parkway from its current endpoint at the Seville Phase 1 roundabout and the Cadence subdivision to Range Line Road. The initial buildout of the intersection will be stop controlled.

Issues/Analysis: The plat has been reviewed for compliance with the requirements of the Western Grove Development of Regional Impact (DRI) Development Order (DO) and the City's Land Development Regulations and found to the in compliance.
