Executive Summary: Applicant requests a Special Exception Use (SEU) to allow retail that exceeds 50 percent of the building's gross floor area and exceeds 5,000 square feet per the proposed Pine Trace Planned Unit Development (PUD) amendment (P24-216).

Presentation Information: Staff will provide a presentation.

Staff Recommendation: The project was recommended for approval by the Site Plan Review Committee on March 12, 2025.

Planning and Zoning Board Action Options:
1. Motion to recommend approval to the City Council,
2. Motion to amend the recommendation and recommend approval to the City Council,
3. Motion to recommend denial to the City Council.

Background: There is a concurrent application to amend the Pine Tract PUD (P24-216) that would allow for a retail use that is greater than 50 percent of the building's gross floor area and exceeds 5,000 square feet as a Special Exception Use (SEU). This Special Exception Use (SEU) application is contingent upon the approval of the associated PUD amendment (P24-216).
