Executive Summary (General Business): The City of Port St. Lucie has received a request from Bohler Engineering FL, LLC, acting agent for the property owner Real Sub, LLC, for a special exception use to allow a repair and maintenance of vehicles facility in the General Commercial (CG) Zoning District per Section 158.124(C)(10) of the Zoning Code. The 17.55-acre property is located on the south side of SW Darwin Boulevard, east of SW Port St. Lucie Boulevard, within the Darwin Square commercial plaza. The property's address is 3225 SW Port St. Lucie Boulevard, and the legal description is Darwin Square, Lots C, D, and E.

Staff Recommendation: Move that the Council approve the resolution as recommended by the Planning and Zoning Board.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the resolution.
2. Move that the Council not approve and provide staff direction.

Background: The Planning and Zoning Board recommended approval of the special exception use on August 6th, 2024. The request is for the approval of a special exception use to construct a repair and maintenance facility for vehicles within the Darwin Square Plaza.
