Executive Summary (General Business): The owner, Hospital Corp of America, has applied for a major site plan amendment approval for a project known as St. Lucie HCA Hospital. The proposed major site plan amendment is for the addition of a parking garage for the HCA hospital located at the corner of SE Tiffany Avenue and SE Hillmoor Drive. The proposed amendment will provide for the construction of a 6-story parking garage to assist the hospital by providing an increase of 671 available parking spaces for the hospital complex. During the construction of the proposed parking garage, a total of 114 spaces will be removed and replaced with the 671-space parking structure bringing the total number of available spaces for the complex to 1,294 spaces at the completion of the parking garage.

Presentation Information: Staff may provide a brief presentation.

Staff Recommendation: Move that the Council approve the major site plan amendment.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the major site plan amendment with conditions.
2. Move that the Council deny the major site plan amendment.

Background: The Site Plan Review Committee recommended approval of the major site plan amendment at the June 12, 2024, meeting.

Issues/Analysis: The major site plan amendment has been reviewed for compliance with the Planned Unit Development, City's Land Development Regulations, and Citywide Design Standards and found to be in compliance.
