Executive Summary (General Business): Request to rezone 0.46 acres from Professional (P) to Multiple-Family Residential (RM-5).

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Council adopt the ordinance as recommended by the Planning and Zoning Board.

Alternate Recommendation:
1. Move that the Council not adopt the ordinance and provide staff direction.

Background: The two lots make up the 0.46-acres of land proposed for rezoning. Both lots are currently vacant. The purpose of the request is to allow for the construction of two Single-Family dwelling units. The Planning and Zoning Board recommended approval at their regular meeting on October 6, 2020.

Issues/Analysis: Density no greater than five (5) dwelling units per acre is permitted within a RM-5 zoning district. Thus, only two dwelling units would be permitted on the lots proposed for rezoning by Groza Builders, Inc. Residents expressed concerns regarding for the proposed rezoning during the regular meeting of the Planning and Zoning Board on October 6, 2020. Public comments were also submitted from residents regarding the proposed rezoning. Attached are public comments submitted to Planning and Zoning Department staff.
