1. Prepared by: City Attorney's Office
2. Parties: City of Port St. Lucie BDG Port St. Lucie, LLC ("Developer") and the City of Port St. Lucie ("City")
3. Purpose: Facilitate construction of transportation network improvements required by Section 4(D)(1) of the Fourth Amendment of the Planned Unit Development Document for Gatlin Plaza (P23-159).
4. New/Renewal/Modified: New.
5. Duration: The outside completion date for the roadway improvements required by the Roadway Improvement Agreement is August 1, 2026.
6. Benefits to Port St. Lucie: Provides necessary supporting infrastructure for new development.
7. Cost to Port St. Lucie (Annual and Potential): Upon turnover of the public portion of the roadway improvements the City will be responsible for regular maintenance.

Background: On July 28, 2025, the City Council of the City of Port St. Lucie approved the Fourth Amended of the Planned Unit Development Document for Gatlin Plaza (P23-159) ("Amended PUD Document").
