Executive Summary: The City of Port St. Lucie has received a request from Juan Ricardo Viamonte Gutierrez & Ana Gonzalez Martinez, the property owners, to grant a variance of three (3) feet, to allow a side setback of two (2) feet for a proposed 456-square-foot covered patio. The Copper Creek Planned Unit Development (PUD) document requires accessory structures on lots with a minimum area of 6,500 square feet, a minimum width of 52 feet, and a minimum depth of 125 feet to maintain a 5-foot side setback.

Staff Recommendation: Move that the Board review the variance application and vote to approve, approve with conditions, or deny the variance request.

Background: The existing residence on the subject property was constructed in 2018 within the Copper Creek PUD area and was built as a zerolotline per the PUD. The property owners are now proposing to add a 456-square-foot covered patio at the rear of the home. They would like to place the covered patio two (2) feet from the side property line so that the covered patio supporting column is not in the middle of a window on the rear of the home.
